Metrosearch Desktop

Metrosearch is a software system for analyzing single-family new home construction in markets across the United States. It has become known as the industry standard for analyzing housing trends, lot and housing inventory, product placement and pricing. Builders, developers, lenders, suppliers and retailers use this tool in evaluating markets and assessing the risk of current or upcoming projects. Metrosearch combines Metrostudy's proprietary Housing Activity data, product information, public data, and MapInfo mapping into a powerful yet user-friendly analytical tool. Every 90-days Metrostudy performs a lot-level inspection survey of every subdivision in major markets across the country. The survey produces housing statistics that indicate a market's current quarter and annual absorption rates for housing and lot inventory. The survey allows us to update the current floor plan offerings and prices in each market. The current quarter data, along with the historical trends, enables you to keep a finger on the pulse of the housing market and to appropriately respond to changes as they occur. Metrosearch allows you to evaluate an entire market at the macro-level or filter out non-competing subdivision based on location, price, or even lot size when evaluating at the micro-level. Housing activity and product information can be sorted and filtered with a few simple clicks in order to customize your analysis. In minutes you can get a quick snapshot of a deal, a corridor, or a market and save valuable time you need to work on the details or to look for the next deal. The MapInfo mapping component of Metrosearch geographically integrates subdivision locations and housing statistics into a customizable, printable map environment. You can use the mapping component to determine which subdivisions reside within a user-defined trade area and to create color-coded thematic maps. Once the trade area is selected, then the subdivisions can be automatically selected in Metrosearch for additional analysis. (Click picture to enlarge)


Third party public data can also be incorporated into Metrosearch where a reliable source is available. This public record information is then tied to the builder and subdivision to provide another level of detail and analysis. The types of third party information that may be incorporated vary from market to market, but can include builder-participation traffic and contract reports, building permit transactions, and closing deed transactions.
